Landlord Insurance Newport Ky — Riff Raff Construction Part 1
In our previous post you can read by clicking Landlord Insurance Cincinnati we find Riff Willington, owner of Riff Raf Construction, trying to clean up a mess of beer cans that had fallen out of his truck in the driveway of a potential new client when the person he was to meet, Jimmy John, scared the daylights out of Riff when he snuck up on old Riff and called out: “are you Riff Raff?” at about 100 decibels!
What Jimmy meant to say was are you Riff Willington, but somehow it came out Riff Raff, as if Riff was some kind of disreputable person, underhanded person.
Jimmy assumed that some hooligans had pitched those empty beer cans onto his front yard, when in reality, they had come from Riff’s own truck — Riff, takes breaks through his work day to enjoy a cold one or two and he simply pitches the empties into the back of his truck.
Fortunately for Riff, Jimmy had not witnessed Riff’s beer cans tumbling to the ground from his truck otherwise Jimmy may have had second thoughts about hiring Riff Raff Construction.
Riff quickly scoops up the remaining beer cans and pitches them into the back of his truck bed and he follows Jimmy to the front door to begin his inspection of the home.
About one hour later Riff and Jimmy shake hands and part ways, Riff promises Jimmy he will have his estimates completed within a day or two.
Landlord Insurance Newport Ky — The Estimate.
As promised Riff finished his estimate and made arrangements to meet Jimmy at the newly acquired property to go over the details. Riff goes over his estimate line by line with Jimmy.
Most of the work would consist of patching and painting walls, installation of new carpet in the living room and two bedrooms, the kitchen cabinets would need to be refinished and stained, minor repairs on the plumbing were necessary and some electric work.
Jimmy then asked Riff about the sagging floor in the living room close to the large picture window. Riff spends another minute or two inspecting the floor, pacing the areas of the floor that are sagging and Riff mentioned that he believes he could replace the plywood underneath and that would take care of the flooring. He would do that work the day before the carpet installers would be scheduled
Riff adds that to the estimate an additional $300 upcharge for the living room flooring and presents the total price to Jimmy.
“Well Riff, that kind of seems a bit high on the pricing, I’m going to need to get a different estimate.” Jimmy states.
Riff did not expect Jimmy to object to his pricing — Riff totally misread Jimmy. Jimmy mentioned he inherited a bunch of money from his Mother who had passed and he assumed Jimmy was a bit of a push over.
What will Riff do? He really needs this job, yes, the economy is booming, and yes, most good contractors are booked months in advance as there are too many jobs and a shortage of skilled tradesman — but that isn’t the case for Riff, it’s been a tough year for him.
Riff the puts on his best smile and pitches a discount to Jimmy.
